Boulder Ventures Development acquired 147 acres of farmland in the city of Draper, Utah, in December 2009. Situated above a serene bluff overlooking more than 500 acres of nature preserve, the site provided unprecedented views of all seven major mountain peaks. Uniquely positioned adjacent to a future UTA Frontrunner station, between I-15 and Bangerter Highway, the team proceeded to further entitle the property. This master planned transit oriented development provides employees, residences patrons, users and operators with unmatched ease of access from all four Wasatch Front Counties. Via FrontRunner it is less than 30 minutes south to Ogden and north to Downtown Salt Lake. Ultimately the plan was approved for approximately 1.8 million square feet of Office and approximately 1,900 multifamily units.
Boulder Ventures commenced construction of site improvement and road infrastructure in the fall of 2011. Simultaneously the Utah Transit Authority commenced construction of the station platform and transit infrastructure.
This Transit location was instrumental in the decision by EBay to choose this site for it Utah campus after its’ exhaustive site selection process. EBay acquired approximately 36 acres from Boulder Ventures Development and accepted delivery of their pad in April 2012. The infrastructure and station were completed later that year, and EBay opened the first phase of their campus in May 2013. Subsequently, Vista Station was approved for a Community Development Agreement, with a potential benefit of $198 MM in property tax incremental proceeds over twenty years.
Vista Station continues to attract numerous corporate and technology companies as this area continues to be known as the “Silicon Slopes” of Utah.
The balance of the site was sold in 2015.
